Is it possible to convert Lake Hills Reserve into a gated community?

This is a very common question in our community. The short answer is no, there is not a route for converting Lake Hills Reserve into a private/gated community. Among other challenges, the largest obstacle is the fact that there is a public school, Lake Hills Elementary, within our community. The school requires access by the public.

Improvements to your Property

There’s an improvement I’d like to make to my home or property. What is the process to get it approved through the HOA?

It’s great that you are considering an improvement to your property. Sometimes it’s assumed that homeowner associations don’t like when residents are looking to make improvements, or that homeowner associations make it more trouble than it’s worth to invest in your property. At Lake Hills Reserve we never want residents to feel like the approval process is overly cumbersome.

Community Landscaping

Who do I contact if I notice and issue with the irrigation system in community maintained areas (leaking pipes, damaged sprinkler heads, etc.)?

For any issues pertaining to the irrigation systems in community maintained areas, please contact Avalon Management. For after hours maintenance emergencies, such as a damaged water main, use extension 3 to reach after hours support.

Who do I contact if it seems a community maintained area is being overwatered, or watered at the wrong time of day?

Responsible watering of landscaping is certainly important to our community. If there is an area where you feel there is water waste occurring on community maintained landscape, please contact Avalon Management to report the concern.

Lake Hills Reserve Park

What are the duties of the pool monitor?

Between Memorial Day and and Labor Day, Lake Hills Reserve employs a pool monitor for the Lake Hills Reserve Park. The primary duty of the pool monitor is to ensure those entering the park are Lake Hills Reserve residents. While visiting the park while the pool monitor is present, you may be asked to verify you residence, or to show your park access keycard.

Security

I’m going out of town. Can security check on my home while I’m away?

Lake Hills Reserve employs security patrol at scheduled times, patrolling specific common areas of our community. Patrol does not provide private security for the residents Lake Hills Reserve. Securing personal property is each resident’s own responsibility, and is not something the HOA can provide.

When is security supposed to be patrolling, and what are their responsibilities?
